Located in the picturesque Lake Oswego area, The Springs at Lake Oswego is a premier condominium complex that beautifully integrates modern design with low-maintenance, high-performance aluminum balcony systems. Each balcony is designed to offer both functionality and style, thanks to American Structures & Design (AS&D), a leader in custom aluminum railing and balcony solutions for residential and commercial properties.

When Todd Construction partnered with AS&D’s engineering team, the project presented a unique set of challenges. The team worked closely to meet the complex balcony specifications without compromising the overall architectural vision for the building. Through collaboration and innovative thinking, AS&D successfully designed and delivered custom balconies that were not only functional but seamlessly integrated into the building's aesthetic.

One of the standout features of this project was the largest prefabricated balconies ever produced by AS&D. These balconies are larger than anything previously completed, requiring significant design innovation. The use of privacy divider walls incorporated directly into the balcony frames ensured residents could enjoy an added layer of seclusion without sacrificing the open, airy feel that balconies are meant to provide. These privacy dividers were specifically engineered to meet the structural and aesthetic requirements of the building while enhancing resident privacy.

In addition to the custom railing glass balcony design, AS&D’s team also provided custom sag rod brackets to meet the slanted wall conditions unique to this development. These brackets allowed the aluminum balcony systems to be securely mounted despite the challenging angles of the building’s exterior. The integration of these bespoke engineering solutions highlights AS&D’s ability to meet the evolving needs of modern architecture, providing tailored, high-quality products that fit seamlessly into complex building environments.
